The MarketOffer Better Terms Advantage
We're incentivised to negotiate the strongest lease terms we can for you.
Our fee is linked to the rent collected over the lease, so we remain commercially involved after the agreement is signed, not just until a contract is secured.
We are incentivised to help you secure strong rent and lease terms, while progressing an arrangement with a Provider we believe can perform over time.
How MarketOffer is different
Our fee rises and falls with the rent you collect over the lease.
- We represent your interests
- You lease directly with the Provider
- Our fee is linked to rent collected over the lease
- So we focus on Providers that meet our MarketOffer Checked criteria and that we believe are commercially suitable for the lease
- We are paid by you, not the Provider
- We are not restricted to Providers that pay sourcing fees
- We can approach suitable Providers across our network of 400+, whether or not they pay sourcing fees
- We support the negotiation of key commercial terms between you and the Provider
Our commercial interest is aligned with yours. We are incentivised to pursue stronger rent and wider lease terms for you, while focusing on arrangements that can perform over time.
We are not incentivised to negotiate your rent down to create a margin for ourselves. Nor is our model built on taking the full fee upfront and ending our involvement once the lease is signed.
We do better when your property does better.
Why competing interest matters
Where more than one suitable Provider is interested in a property, it gives you a clearer view of your options and evidence to support the commercial discussion. Every property is different, and we can't promise a particular rent or outcome. Ask us for examples when we speak.
What stronger terms can include
Stronger rent and commercial terms, with the negotiation supported by us.
We promote your property to suitable Providers, arrange introductions and support the negotiation of the key commercial terms between you and the Provider. Depending on the Provider, property and lease structure, these may include:
- Rent
- Rent reviews, such as CPI-linked increases
- Lease length and break terms
- Lease start date and onboarding costs
- The cost of getting the property ready, and who bears it
- Other commercial terms
Available terms depend on your property, location, Provider requirements and the proposed lease structure. We can't promise a particular rent or outcome.
A strong opening offer is not automatically a strong long-term arrangement. Our fee is a percentage of the rent you receive, month by month across the lease, so we have a reason to think beyond the initial agreement. We only introduce Providers accepted onto our network through our MarketOffer Checked onboarding checks. Those checks are carried out at onboarding and are not an assurance of future payment or performance; the decision to lease remains yours.
Not tied to one Provider
Because MarketOffer is paid by the landlord, we are not limited to Providers that pay property sourcing fees. We can approach suitable Providers across our network, including established organisations with different property requirements and areas of demand.
Provider requirements can change quickly. A property that does not suit one Provider may be suitable for another.
When multiple Providers are suitable
Where more than one suitable Provider is interested in your property, we may coordinate multiple discussions or viewings.
This gives you a clearer understanding of the available options and may create an opportunity to improve the proposed commercial terms.
It does not mean every property will receive multiple offers, or that terms will always increase. Interest depends on the property, location, condition, Provider requirements and current demand.
Questions to ask before agreeing to a lease
Before signing, ask the person or business offering you a lease:
- 1Who will be named as the tenant or lessee?
- 2Are you the Provider housing your own occupants, or will you be sub-leasing to another organisation?
- 3How do you make money from the arrangement?
- 4Are you paid by me, by the Provider, or through a margin between the two?
- 5Is your fee paid upfront, or is it linked to rent collected over the lease?
- 6How many suitable Providers can you approach for my property?
- 7What checks have been carried out on the proposed Provider?
The way a business is paid can influence:
- The rent it negotiates
- Which Providers it introduces
- Whether it prioritises an upfront deal or long-term performance
- How much attention it gives the arrangement after the lease is signed
You should understand those incentives before agreeing to a lease.
The key question is simple: who benefits when your rent is higher, and who benefits when it is lower?
How Better Terms Advantage works
We assess your property
We review the property, location, condition and likely suitability.
We identify suitable Providers
We use our network and MarketOffer Checked Providers process to identify Providers whose requirements may match your property.
We support the commercial discussions
We present the property details and support the discussions between you and the Provider around rent and lease terms.
You review the proposed arrangement
You remain responsible for deciding whether the proposed lease is right for you and your property.
We remain involved under the agreed service
Our fee remains linked to rent collected over the lease, keeping our commercial interests aligned beyond the initial introduction.
Stronger terms. Suitable Providers. One coordinated process.
Terms depend on the property, Provider, location and proposed lease structure. MarketOffer Checked Providers checks are not an assurance of future payment or performance. Landlords should obtain their own legal and financial advice before entering into a lease. The lease itself is agreed between you and the Provider; we recommend independent legal advice before signing.
