Keeping track of Provider demand is a specialist job

The Supported Living and Social Housing Provider market is fragmented and fast-moving:

  • 1,000+ Providers nationally, with requirements varying by area, tenant type and funding stream

  • Providers differ in size, track record and funding, which is why we run our own checks

  • Requirements change. A Provider's funding and priorities can shift from one area or property type to another

How it works

Know when one of your properties is a match

Provider demand depends on funding and commissioning, so it moves. We keep you up to date in two ways:

Demand updates

A short, regular note of current Provider demand in our core areas — property types, areas and rents — so you can spot the fit with your landlords' properties at a glance.

Match notifications

We track properties advertised online and flag where one matches a live Provider requirement. Where it's one of yours, we tell you — not your landlord — so you can take it to them yourself.

How we work with you

  1. 1

    Share a property.

With the landlord's consent, send us the details. You keep the landlord relationship and their contact details.

  2. 2

We look to match a Provider.

We take it to MarketOffer Checked Providers with matching requirements and coordinate viewings and commercial discussions.

  3. 3

    Lease signed direct.

Between your landlord and the Provider. You manage the property; the Provider manages the occupants.

Sell rather than let? If a buyer plans to let the property, we can help them lease it to a Provider and work with you on it. Talk to us

Not an agent? Sourcers and introducers

If you know landlords whose properties could suit a Provider lease, our introducer partnership may be the right fit. If you're a high street letting or estate agent, the agent route above is the right one.

Frequently asked questions

Do I lose my landlord?

No. You stay the managing agent and the landlord's point of contact. We work with you on the property, not around you, and don't need your landlord's contact details.

Who signs the lease?

Your landlord and the Provider, directly. MarketOffer is not a party to the lease.

What does the Provider take care of?

Typically, the Provider manages the occupants and is responsible for day-to-day internal repairs and occupant damage, using its own maintenance teams or contractors. Structural items, the roof and the boiler usually stay with the landlord, which is where you come in. Exact responsibilities depend on the lease.1

Where do you operate?

Across England. Our core areas, where we hold live Provider demand, are Bristol City Council, South Gloucestershire Council and Manchester City Council. Elsewhere, it depends on the demand we hold at the time — if there's no match, we'll tell you rather than keep you waiting.

What properties are Providers looking for?

It changes with funding, but right now: 2–4 bed houses in Bristol and South Gloucestershire, and 1–2 bed flats or houses and small blocks in Manchester.

Can you help with blocks of flats?

Yes. We have Provider demand for small blocks (4–20 units) nationwide, and for larger blocks (25–50 units) in Durham, Birmingham, Lincolnshire, Warwickshire and other areas. If you act for a landlord with a block, get in touch.

How are you paid?

By the landlord side only — never by Providers. We agree terms with each partner agent and will take you through them on a call.

Should I run my own checks on a Provider?

Yes. Every Provider we introduce is a MarketOffer Checked Provider, but we encourage you to run your own checks before recommending any Provider to a landlord.2

Are you an accredited letting agent?

Yes. MarketOffer is a UKALA-accredited letting agent with Client Money Protection, a member of a government-approved redress scheme, and supervised by HMRC for anti-money laundering. We are registered with or a member of:

MarketOffer is a trading name of Real Marketplace Ltd.
